Kwikset Site - Anaheim, CA
The City had acquired several large industrial parcels including the site of a large hardware and lock manufacturer in the downtown redevelopment area. The City wanted to create an urban residential village that would maintain a single family character while achieving enough density to create a high residual land value. The plan also needed to provide much needed affordable housing within the city core. The Galloway Group prepared a plan for John Laing Homes that met its goals as well as those of the City. Using alley-loaded triplex buildings with a traditional grid circulation pattern that reflected the surrounding streets, the plan accommodated multi-family rental units along the eastern edge as a buffer for the transit line and oriented the lower density for sale triplexes around a central Savannah park reminiscent of old town squares. The park provided recreation amenities for the new urban village.
